Signs that deserve a closer inspection.

- Timber that appears blistered, cracked or distorted.

Some signs can have other causes. A professional inspection helps determine what is actually present.
Why termites can remain hidden.
Termites may be active in wall cavities, subfloors, roof timbers, concealed joins and damp or poorly ventilated areas — often well before there is anything visible from the outside.
Visible damage may represent only part of the issue. An inspection considers both evidence of activity and the conditions that may increase the property's risk.
Termite damage is often not covered by standard home insurance.
Many Australian home-insurance policies exclude termite or insect damage because it may be treated as gradual or preventable damage. Depending on the policy, repair costs may fall to the property owner.
Insurance policies differ. Check your Product Disclosure Statement or contact your insurer to confirm your cover.
Regular termite inspections can help identify visible evidence and risk conditions before damage becomes more extensive.
Preparing for your termite inspection.

- Move stored items away from walls where practical.
- Identify any previous termite reports or treatment records.
- Note moisture issues, leaks or areas of visible damage.
- Ensure external walls and perimeter are reasonably accessible.
- Advise FAB of pets, locked areas or access restrictions.

How long does a termite inspection take?
Most Perth homes take 60–90 minutes depending on size, access and complexity. The roof void, subfloor and external perimeter are not rushed — that's where evidence is most often found.
What areas are included in the inspection?

Can termites be present without visible damage?
Yes. Termites often work inside concealed timber and may leave little to no external evidence. An inspection considers both signs of activity and the conditions that may increase risk on the property.
Will the inspection damage walls or floors?
No. A standard inspection is non-invasive. Destructive investigation — such as opening walls — only happens if separately agreed with the owner.
What happens if termites are found?
Findings are documented and photographed, and Fabien explains what was observed, the affected areas and the recommended next steps. Treatment and further investigation are discussed as separate options.
Is a termite inspection the same as a building inspection?
No. A termite (timber pest) inspection focuses on termite activity, timber damage and conducive conditions. A structural building inspection is a separate service, usually delivered by a licensed builder or building inspector.
How often should a Perth property be inspected?
Annual inspections are the baseline recommendation for most Perth homes. Higher-risk properties — near bushland, with timber retaining walls, prior activity, or moisture concerns — may benefit from more frequent checks.
Do you provide photographs and a written report?
Yes. After the inspection you receive a written report with property details, areas inspected, access limitations, evidence observed, photographed findings, conducive conditions and recommendations.
Can you inspect a home before purchase?

Does an inspection guarantee there are no termites?
No inspection can guarantee a property is termite-free. Concealed activity in inaccessible areas may not be visible on the day. The report reflects what was observed on the inspection date and the conditions present.
What if an area is inaccessible?
Any obstructed or inaccessible areas are documented in the report so you know what could not be inspected and why. Further investigation options can be discussed if needed.
